BUYING ON BIG ISLAND
Back in 2016 my wife and I decided to buy our first home together. We found ourselves looking on the Big Island because of the open spaces, property choices and we wanted to be in walking distance to the water. Apart from the distance from the ocean we also factored in the weather, the Vog (a fog like irritant that comes from the volcano), driving distance to work and the amenities on the Island, something move in ready (remodeled) and what was value for money. I'm more of an emotional buyer whereas my wife is more clinical and an expert at calculating all the technical variables.
Kailua-Kona, Waikoloa, Hilo and Hawaiian Paradise Park stood out to us immediately.
Kailua-Kona has a village within walking distance to restaurants, shops & beaches and feels like your on vacation all the time mainly because it is a favorite stop for tourists. There are many subdivisions within the Kailua-Kona-Kona area so it is worth doing the neighborhood drive through to determine where you would like to be. The more Mauka (mountain direction) you go the more green it is and midcentury... the more Makai (direction of the ocean) you go the more updated and commercial it is. Waikoloa Village is a lovely village township accommodating the Robert Trent Jones II golf course, aquatic center and tennis courts for the village township. Another piece of exciting information is that Waikoloa Village is expanding with a new Shopping Mall Waikoloa Plaza. Heading makai (towards the sea) you will find Waikoloa Queens Marketplace, Hilton Waikoloa Village, Hilton Grand Vacations, The Marriot. Further down toward Hualalai is the Four Seasons and north of Queens marketplace is Hapuna Beach, Mauna Kea Beach Resorts and Mauna Lani Beach Resort. Hilo is a town where time stopped... with it's art-deco and midcentury vibe Hilo is old town Hawaii. Growing in population and jobs has made it a popular location for the laidback lifestyle. Boasting the most consistent surf beach on the Island and the beautiful coastline and ocean views. The farming and industrious remnants are a reminder of how life working from home can be stress free. For the family who wants to buy a home and be able to enjoy growing a garden and planting tropical fruit this is great location to start your first time home buyer search. Hawaiian Paradise Park is in Keaau predominantly one acre sections with large family living this is a great town and country lifestyle subdivision. The properties that are closer to the water are called the "sun-belt" in the subdivision. Which means it typically rains in the morning and is sunny throughout the rest of the day. The subdivision does have a Home Owners Association which allows for families to have farm animals. On the one acre section you can grow fruit trees, gardens and if you have a desire to pursue permaculture there is a tight knit community of people who welcome others to share their knowledge and resources in developing their own edible landscapes. Further towards Pahoa is the new Puna Kai Shopping Center which was built by the same developer who is also building the Waikoloa Plaza. But wastewater will either be cesspool or septic tank, some roads are paved, water is either water catchment or well pump (with filters, UV light and/or quantum filterer safe drinking) some mail delivery to the house but mostly you will need a post office box.
